About Us

The Owner Is On The Job, Not Just On The Estimate

TLC Anchor and Barrier is a small family-operated company working out of Spring Hill. The owner comes out for the inspection himself, and customers keep saying the same thing in their reviews — he was on the job with the crew, not just at the quote. Every job gets photographed before and after, so you see exactly what was under your home and exactly what was done about it. Nothing gets hidden behind a piece of insulation. The work carries a warranty that transfers if you sell the home, and customers have told us the difference was immediate: no more musty smell, and in one case an air conditioner that stopped running as hard because the floor was finally sealed.

What We Do

Under Your Home, Done Properly

Vapor & Moisture Barrier Replacement

Vapor & Moisture Barrier Replacement

Torn or missing barrier lets damp, odour and critters straight into your floor. We strip the old material out, seal every penetration and install new.

Hurricane Tie-Downs & Anchors

Hurricane Tie-Downs & Anchors

Anchors loosen and straps rust out over the years. We inspect what's holding your home down and re-anchor it to Florida standard before storm season.

Underpinning & Vinyl Skirting

Underpinning & Vinyl Skirting

New skirting and vinyl soffit around the perimeter — keeps animals and weather out, and makes the whole home look finished again.

Insulation & Subfloor Repair

Insulation & Subfloor Repair

Old buffalo board, sagging insulation and floors that have gone soft or out of level. Fixed properly while the underbelly is already open.

Leak Detection & Roof Coating

Leak Detection & Roof Coating

We find where the water is actually getting in — plumbing, roof or perimeter — and seal it, because a new barrier over an active leak is money wasted.

Free Inspection & Estimate

What Customers Say

★★★★★

Amazing customer service and communication. Answers the phone and/or sends text message right away. Answers all questions you have and really know their stuff. They removed the old buffalo board for our home, which was included.

— L Mattia
★★★★★

We bought a new house and realized the vapor barrier underneath was all ripped up after we closed. Also had a very musty smell. The vapor barrier job was done timely, professional and affordable. They clean up to a tee. Most importantly, no more musty smells.

— Jon L.
★★★★★

Prompt, efficient, professional and courteous. I notice my A/C is not running as much and my home feels cooler. I am very happy with my decision. I also like that a transfer of warranty is provided with the work.

— Louise C.

Frequently Asked Questions

It is the sealed layer under your floor that keeps ground moisture out of the home. When it tears, you get damp, a musty smell, sagging insulation, and an air conditioner working harder than it should. Customers regularly tell us the smell went away and the house felt cooler once it was sealed properly.

Usually you cannot tell from inside, which is why the inspection is free. We get under the home, photograph what is actually there and show you. Sometimes the answer is that yours is fine and you do not need us yet — we will tell you that too.

Yes. Anchors work loose and straps corrode over the years, and plenty of older homes in this area are no longer tied down the way they were when they were set. We inspect the anchoring at the same time we are under there.

The work carries a warranty, and it transfers to the new owner if you sell the home. Several customers have mentioned that specifically in their reviews — it matters more than people expect when a manufactured home changes hands.

Every job gets photographed before and after, including each sealed penetration. You get the pictures. If something else turns up while we are under there — a leak, a cracked pipe, an animal hole — we stop and tell you rather than covering it over.
